These terms cover drywall work by Estps Custom Drywall. They are written to be read.
An estimate is based on what can be seen when we look. Walls hide things: framing that is not where it should be, a previous repair done over a problem instead of through it, water damage behind board that looks sound. If opening the wall changes the work, we stop and tell you the new price before continuing. You will not find out at the end.
The finish level is agreed before work starts and written into the estimate, because it is the single biggest factor in what drywall costs. Level 5 is a skim over the entire surface and takes considerably longer than level 4. Asking for level 5 after the walls are finished means redoing work rather than adding to it, so it is worth settling at the start.
Finishing is a layered trade and every coat has to dry before the next. How long depends on the room, the humidity and the season, so a schedule is an estimate too. On new construction we work to the builder's dates and will tell you honestly if they do not fit, rather than agree and hold the job up.
We supply board, screws and corner bead with the job unless the estimate says otherwise. If you are supplying your own material, tell us before we quote — it changes the number, and it changes who is responsible if the material is short or damaged.
We need access to the work area. Sanding makes dust; floors and anything staying in the room get covered before we start, and we clean at the end of each day rather than at the end of the job. Please move anything fragile or irreplaceable out yourself before we arrive.
Payment terms are agreed before work starts and written into the estimate. If the scope changes mid-job, the change is agreed before the work continues.
